From my experience, there are 4 main items I’ve found that will either make or break the success of your air bnb.
Design
Design is one of those things that will set up your Air BnB for success. How your Air BnB comes across in pictures online is extremely important as it is a main decision maker of whether or not guests will book with you. If guests find your place attractive online, your chance of earning their business goes up incredibly. If you are not design/decorating savey, I would recommend hiring someone who is when picking out furniture, paint colors, decor items etc. In addition to a great design, one way you can help it come across well online is by hiring a professional photographer to take pictures of the home. This is one of the most important ways you can set yourself up for success.
A Unique Stay
In addition to a great design, we’ve noticed unique properties do exceptionally well. For example, we clean for an Air BnB in the literal shape of a Shoe. It was a historical landmark and was renovated and converted to an Air BnB. Now it is one of our top performing Air BnBs and is almost always booked. Properties that create a unique experience for guests, whether they have a theme, their building structure is unique, or they are located near a large tourist attraction, the main importance is that they are UNIQUE. These Air BnB’s tend to do the very best.

Cleanliness
While this may seem obvious, let me tell you, its not as easy as it sounds. I’ve personally trained countless cleaners and have learned from first hand experience that having the right cleaning team in place to clean in between turns is essential to your success. You see, Air BnB allows guests to leave a review after their stay. These reviews get posted to your listing and can either help you or hurt you. Cleanliness is one of the areas guests rate you on, and in my experience, it is one of the most important things to check out on. I don’t know about you, but I would not sign up to stay at a place with reviews detailing how dirty it was or how stained the linens were.
Customer Service
The final area I will mention is customer service, or responsiveness. This is another area guests are asked to review after their stay. Being responsive to guests when they reach out for help is important. From the initial contact with guests when they inquire about staying, to providing important check in details upon their arrival, to communicating any and all expectations you’d have for them, to your check out procedure, it is important that you communicate with clarity and timelines. We use a software that generates automated responses to guests inquiries, questions and is prompted to send check in and check out info at certain points of their stay.
